Local roof problems
Period Sevenoaks houses often drain through concealed box or parapet gutters lined in lead. Movement, thermal cycling and decades of bitumen patching leave joints that open under sustained rain, and the water goes into the wall head. In detail
The decision comes down to geometry and substrate. Where a roof is large, reasonably simple and the deck is sound, single-ply gives an excellent, consistent, factory-made membrane with hot-air welded laps and a long service life, ideal for contemporary extensions. Where the roof is small but full of detail, or where it meets stone, tile-hanging, lead or a set of stepped abutments, a reinforced liquid system applied wet and reinforced with fleece is the more reliable choice: it forms a continuous membrane across every upstand and outlet without laps at the vulnerable points. On many Sevenoaks properties we specify both on the same building, sheet to the field, liquid to the detailing, because that combination gives the best result rather than the neatest single line on a quotation.
