Overlay versus strip and replace

Asbestos awareness training is relevant on older commercial stock, where the presence of asbestos-containing materials has to be established and respected rather than discovered mid-strip.

Phasing and weathertight discipline

The controlling rule on an occupied building is that we do not open more roof than we can close. Areas are stripped, re-built and made watertight within the working day, with temporary terminations where needed. That is slower than opening the whole roof, and it is the reason clients get through a re-roof without an internal water incident.

Drainage, plant and rooflights

Commercial roofs carry plant, ductwork, cable trays and rooflights, and each is a detail that has to be waterproofed properly rather than worked around. Plant plinths are wrapped or re-detailed, walkway membrane is specified on maintenance routes so foot traffic is not wearing the field sheet, and outlet capacity and overflow provision are checked against the roof area.
