Overview
Domestic flat roofing covers the flat and low-pitch roofs on houses: rear and side extensions, garages, dormers, porches, bay roofs, outbuildings and small terraces. We replace, refurbish and newly install them using hot-air welded single-ply or reinforced liquid waterproofing over a properly specified warm roof build-up.

When you see ceiling stains, damp at the wall junction, blistering or splits, water sitting on the roof after rain, or a roof that has been patched more than once. Also when you are building; the roof specification should be settled before the deck goes down.
Domestic flat roofs are usually small, which tempts people to treat them as simple. They are not: an extension roof has an abutment to the house, a rooflight kerb, a door threshold, an outlet and a perimeter drip, all within a few square metres. That is a higher density of detailing than most commercial roofs, and the detailing is what decides whether it leaks.

Extension and dormer roofs sit over kitchens, bedrooms and living rooms. A leak damages plaster, decoration, flooring and joinery, not just the roof.
Wet boards lose thermal performance, so you heat the room harder while the damp spreads through the build-up.
Timber that stays damp softens and loses strength. Left long enough, the roofing job becomes a structural repair.

In detail
The abutment to the existing house is the critical detail: the membrane needs a proper upstand terminated into or against the wall, allowing for what the main roof above is discharging. Add a rooflight kerb, a set of bi-fold or french door thresholds and a single outlet, and an extension roof is essentially all detail. We resolve the heights before the build-up goes on, because after the plaster is in, options narrow.
Garage roofs are usually old felt on a timber or concrete deck, with poor falls and a perimeter that has taken years of weather. They are straightforward to re-roof in single-ply or a reinforced liquid system, and the main decisions are whether to correct the falls, whether to insulate to a warm roof build-up, and whether the edge trims and guttering should be renewed at the same time.
Small roofs with a high ratio of detail to field area: cheek junctions, window heads, tight upstands and awkward access. Reinforced liquid systems often suit them best because the waterproofing can be wrapped seamlessly around shapes that no sheet will fit cleanly.
Where a domestic flat roof is used, a roof terrace or a balcony over a room, the waterproofing needs a trafficked specification with an anti-slip finish, plus a threshold and drainage arrangement that keeps water away from the door line. It is a different specification from a roof nobody walks on.
Older domestic flat roofs are frequently cold roofs with limited, poorly ventilated insulation, which is why the room under them is cold in winter and shows condensation staining at the ceiling edges. Rebuilding as a warm roof, with a sealed vapour control layer and continuous insulation above the deck, addresses both at once and does not cost you ceiling height.
If the roof only needs a detail corrected, we will say so and price that. If the build-up is wet and a new covering would be money wasted, we will say that too, with the evidence.
