Overview

What Fascias, soffits & guttering Involves & When You Need It

What it is

This is the roof edge package: fascias, soffits, drip trims and edge details, plus gutters, outlets and downpipes. On a flat roof these are not cosmetic; they are the part of the system that receives water from the membrane and moves it off the building.

Who it is for

Homeowners whose extension, garage or dormer roof edge is tired, sagging or leaking behind the fascia; anyone having a flat roof replaced who wants the edge and drainage renewed at the same time; and commercial clients with failing rainwater goods on units and blocks.

When it is needed

During any flat roof replacement or refurbishment, when gutters overflow, sag, leak at joints or have pulled away, when fascia and soffit boards are rotten or stained, and when water is running down a wall face or ponding at the perimeter.

Why a specialist matters

Roof edges leak where two trades meet. A membrane dressed over a drip trim that is fixed to a rotten fascia, into a gutter set at the wrong height, will let water behind the board and into the wall regardless of how good the membrane is. Doing the covering, the trim and the rainwater goods as one package is what keeps that junction intact.

What happens if it is left

Flat Roof Problems Do Not Stay the Same Size

Water behind the fascia and into the wall

Once water gets behind the roof edge it soaks the wall head and the timber ends, which is expensive, hidden, and slow to reveal itself.

Rotten timber and failing fixings

Wet fascia and soffit timbers lose their grip on gutter brackets, so gutters sag, joints open, and the problem accelerates.

Overflowing gutters damaging the elevation

Blocked or undersized rainwater goods discharge down the wall, causing damp penetration, staining and frost damage to brick and render.

Membrane edge failure

A drip trim fixed into soft timber works loose, the membrane termination fails at the edge, and the water path reverses back onto the deck.

Common mistakes we are called in to correct

  • Capping over rotten timber with new boards instead of replacing it
  • Setting the gutter too high or too low relative to the roof edge and drip
  • Fixing gutter brackets into fascia that cannot hold them
  • Leaving the old rainwater goods in place during a full re-roof
  • Treating the roof edge as a joinery job rather than part of the waterproofing system

What you get

The Practical Difference a Specialist Makes

One water path, one trade

Membrane, drip, gutter and downpipe designed and fitted together, so nothing falls between two contractors.

Wall head protected

Correct edge detailing keeps water out of the masonry and the timber ends where the expensive damage happens.

Gutters that actually run

Set to fall, sized for the roof area and hung on sound timber, so they clear water instead of holding it.

Low-maintenance materials

Modern boards and rainwater goods that do not need repainting every few years.

Sharper finish

A crisp, straight roof edge is what makes a finished flat roof look like a professional job from the ground.

Guaranteed workmanship

Covered by the same 10-year workmanship guarantee as the roof itself.

In detail

Fascias, soffits & guttering: Materials, Methods & Variations

Edge trims and drip details

On a single-ply roof the perimeter is formed with the system's own drip trim or edge component, with the membrane welded to it so water is carried clear of the fascia and discharged into the gutter. On liquid systems the edge is reinforced and dressed over the drip. Either way the trim needs a sound, straight, properly fixed timber edge beneath it, which is why the fascia is part of the roofing job.

Timber repairs behind the boards

When old fascias come off, rafter feet, wall plates and deck edges are exposed and frequently show the water damage the boards were hiding. We inspect and repair that timber rather than covering it, because new boards fixed into decayed timber will not hold gutter brackets or trims for long.

Gutter sizing, fall and outlets

Gutter profile and downpipe capacity should match the roof area they serve. Gutters need consistent fall to the outlet, brackets at appropriate centres, and joints that stay closed with thermal movement. Undersized or level-run gutters overflow at the joints in heavy rain, which is often mistaken for a roof leak.

Box gutters and parapet details

Where a flat roof drains into a box or parapet gutter rather than an eaves gutter, the gutter itself is waterproofing and is best lined as part of the roof, commonly in a reinforced liquid system that can wrap the angles and outlets seamlessly. Overflow provision matters here, because a blocked parapet gutter backs water up over the upstand and into the building.

Soffits and ventilation

Soffits close the eaves and, on some build-ups, carry ventilation. Where a cold roof relies on cross ventilation, blocking the soffit vents during a fascia replacement creates condensation problems inside the roof. We check what the existing build-up depends on before closing anything up.

Commercial rainwater goods

On commercial units, roof drainage typically runs to internal outlets or larger external systems, and blockages cause ponding loads rather than just overflow. As part of maintenance and re-roofing works we clear and check outlets, renew failed components and can provide photographic reporting of the drainage condition for owners and managing agents.

Common questions

Fascias, soffits & guttering, Your Questions Answered

How much do new fascias, soffits and guttering cost?

It is quoted per property, based on the run length, access, timber condition and materials. Quotations are free and fixed price as standard, no 'from' prices.

Can this be done at the same time as the flat roof?

Yes, and that is the sensible way to do it. The scaffold or access is already there and the membrane edge detail and the gutter get set up together.

My gutter overflows in heavy rain, is that a roof problem?

Often it is a gutter fall, capacity or blockage problem rather than a roof failure. The inspection establishes which, so you are not paying for roofing work you do not need.

Do you replace the timber behind the boards?

Where it has decayed, yes. Fixing new boards to soft timber is a short-term result, so we repair the substrate first.

How long does the work take?

Most domestic fascia, soffit and gutter runs are completed in a small number of days, subject to access. Timings are confirmed in the quotation.

Is this work guaranteed?

Yes, under the same 10-year workmanship guarantee that applies to our roofing installations.

Do you clear and maintain gutters as well?

Yes: gutter and outlet clearance is part of our roof cleaning and maintenance work, which can be arranged as a planned visit.

Do you cover commercial buildings?

Yes, including box gutters, parapet gutters and internal outlets, with RAMS provided for commercial works.

Which areas do you cover?

Bromley, Kent, London and the South East, including Orpington, Beckenham, Croydon, Dartford and Sevenoaks.
