Diagnosing a failed flat roof

Diagnosis starts with the details, not the field. We look at outlet condition and flow, upstand heights and terminations, kerb and rooflight junctions, perimeter trims, and evidence of movement or ponding. Internally, staining position tells us where water is arriving, not where it is entering; the two are rarely in the same place on a flat roof, which is why guessing produces repeat visits.

Felt, asphalt and older systems

Older built-up felt roofs typically fail at laps, blisters and upstands as the bitumen ages and loses flexibility. Mastic asphalt tends to crack at movement points and degrade around outlets. Both can often be refurbished, stripped and rebuilt, or overlaid with a reinforced liquid system where the substrate is sound and dry, provided the insulation beneath is not saturated.

Deck and insulation repairs

Timber decks are checked for soft, delaminated or rotted areas and replaced board by board where needed. Profiled metal decks are checked for corrosion at laps and fixings. Insulation that has taken water is removed rather than dried in place, because saturated boards will not recover their performance and will hold moisture against the new build-up.

Correcting falls and drainage

Persistent ponding means the falls or the outlets are wrong. During refurbishment we can rebuild fall using tapered insulation, relocate or add outlets, and increase outlet capacity where the roof area demands it. Getting water off the roof is the single most effective thing you can do to extend the life of any covering.

Partial versus full refurbishment

Not every failing roof needs stripping. Where the deck and insulation are dry and only the covering and details have failed, a reinstated membrane or an overlaid reinforced liquid system restores the roof at a fraction of the cost. Where moisture has spread through the build-up, partial work simply relocates the leak. The inspection decides, and we show you the evidence.
