What a maintenance visit actually covers

Field membrane inspected for splits, punctures, lifted laps and impact damage. Upstands and terminations checked for slippage, open edges and failed trims. Kerbs, rooflights and plant plinths checked all round. Penetrations and collars checked. Outlets, gratings and gutters cleared and flow-tested. Ponding areas noted and photographed. Debris, stored materials and vegetation removed.

Cleaning methods by system

Cleaning is matched to the covering. Single-ply membranes tolerate appropriate cleaning but not aggressive high-pressure washing, which can damage the surface and force water into laps. Liquid systems and older bituminous coverings each have their own tolerances. The point of cleaning is to remove what holds water and hides defects, not to make the roof look new.

Drainage, ponding and overflows

Outlet capacity, leaf guards and overflow provision matter as much as clearance. On roofs where ponding persists after clearance, the problem is fall or outlet position rather than debris; we will say so, and set out what a refurbishment would need to do to correct it rather than selling repeat visits that cannot solve it.

Planned maintenance for commercial portfolios

Managed properties benefit from scheduled visits with consistent reporting so condition can be tracked year on year and budgets planned rather than reacted to. A new single-ply or liquid roof still needs its outlets kept clear and its details left alone.
