Reading a leak correctly

On a flat roof the point where water appears inside is rarely below the entry point. Water runs on the deck or the vapour control layer, follows falls and fixings, and emerges at a joint or light fitting metres away. Working outwards from internal evidence to a defensible entry point is the core skill in a leak inspection, and it is why we work through the details systematically rather than patching the nearest suspicious spot.

Moisture in the build-up

The single most important finding is whether water has entered the insulation. A dry build-up with failed details can usually be repaired or overlaid; a wet build-up cannot, because sealing over saturated boards traps the moisture and shortens the life of the new work. Ponding history, staining, board condition at openings and internal symptoms all feed into that conclusion, which we state plainly in the report.
